Our Agency Fees
Our agency fees are negotiable and depend on the property, the level of service required and your individual circumstances.
We will arrange to attend and view your property before confirming the services we can offer and the applicable fees.
Following our visit, we will discuss your requirements with you and clearly confirm the services included and the fees that apply.
Important: VAT applies to all agency fees charged by Wilkinson Estate Agents at the prevailing rate.

One Month's Rent + VAT
Final fee negotiable following our property visit.
Our Let Only service is designed to help you market your property and find a suitable tenant.

Our Fully Managed service includes comprehensive property management together with rent guarantee protection, subject to the applicable terms, conditions and eligibility requirements.

Additional services may be available depending on the property, tenancy and circumstances. Where a separate charge applies, this will be discussed and agreed with the landlord in advance.
Additional Property Visit
£40.00 + VAT
Additional property visits may be charged where specific attendance is requested or required outside the agreed level of service.
Check-In & Check-Out
Price on Request
Check-in and check-out services are available upon request. Please contact us for a quotation based on the property and tenancy requirements.
Court Attendance
Price on Request
Where court attendance is requested or required, fees will be discussed and agreed in advance. Legal representation is not included unless separately agreed.
Professional Inventory
Price on Request
We recommend a professional inventory and schedule of condition. Independent inventory services can be arranged, with costs dependent on the size and requirements of the property.
Tenancy Deposit Protection
Where applicable, tenancy deposits are handled through the Deposit Protection Service (DPS).
We do not charge a separate deposit administration fee for this service as part of our agreed management arrangements.
Maintenance & Contractors
We work with trusted third-party contractors and established professionals to help arrange maintenance efficiently and give landlords greater peace of mind.
Any significant works or expenditure will be discussed with the landlord and authorised where required, in accordance with the agreed Terms of Business.
No Renewal Fees
We do not charge a separate tenancy renewal fee. Any ongoing management arrangements and associated fees will be clearly explained and agreed with the landlord.
